A green mortgage links part of the deal to the energy efficiency of a property. Depending on the lender and product, that may mean a lower rate, cashback, another incentive or borrowing aimed at eligible energy-efficiency improvements.
However, the green label does not automatically make the mortgage cheaper or more suitable. Compare the rate, fees, incentive, eligibility rules and total borrowing cost with standard mortgage options before you decide.
Before choosing a green mortgage
EPC
Check the energy criteria
Some products use the property’s EPC rating or other energy-efficiency criteria to decide whether the property qualifies.
COST
Compare the full mortgage cost
A lower rate or cashback does not automatically make a green mortgage cheaper once fees and other charges are included.
INCENTIVE
Understand what you receive
Green mortgage benefits vary by lender, so check how the incentive works and whether any conditions apply.
PURPOSE
Know what you need the mortgage to do
Products can differ depending on whether you are buying, remortgaging or borrowing more for eligible home improvements.
What is a green mortgage?
A green mortgage is a mortgage product that uses a property’s energy efficiency as part of the product criteria or incentive. It is not one standard type of mortgage, so the features and eligibility rules can differ substantially between lenders.
Some products reward homes that already meet the lender’s energy-efficiency criteria. Others support additional borrowing for eligible improvements. You must still meet the lender’s normal affordability, credit and property checks.
How do green mortgages work?
Green mortgage products generally fall into two broad routes.
ENERGY-EFFICIENT PROPERTY
Your property already meets the criteria
The lender may use the home’s EPC rating or another energy-efficiency measure to decide whether the property qualifies. If it does, the product may offer a rate discount, cashback, reduced fee or another incentive.
HOME IMPROVEMENTS
You want to improve the property
Some lenders offer additional borrowing or incentives for eligible energy-efficiency work. The improvements, amount available and evidence required vary by product, and the extra borrowing still needs to pass affordability checks.
If you are planning insulation, glazing, heating upgrades or solar panels, our guide to green home improvements explains what to consider before you start.
What EPC rating do you need?
There is no single EPC rating required for every green mortgage. Some products are aimed at homes in stronger EPC bands, while others use different energy-efficiency criteria or support improvements to lower-rated properties.
Check the exact lender rules rather than assuming you need an A or B rating. If you need help understanding the certificate itself, read our Energy Performance Certificate (EPC) guide.
What else will a lender check?
Property and mortgage purpose
The products available can depend on the property type and whether you are buying, remortgaging or borrowing more.
Deposit or equity
You still need to meet the lender’s loan-to-value requirements, just as you would with a standard mortgage.
Income and affordability
The lender assesses whether you can afford the mortgage, including any additional borrowing for improvement work.
Credit history
Normal credit and lending checks still apply. Meeting the green criteria does not guarantee mortgage approval.
Are green mortgage rates cheaper?
Sometimes. A green mortgage may offer a lower rate than a comparable standard product from the same lender, or the benefit may come through cashback, reduced fees or another incentive instead.
However, another lender may still offer a cheaper mortgage overall. Compare the interest rate, product fee, cashback, early repayment charges and any other relevant costs rather than choosing on the green label alone.
Compare current mortgage rates
Compare the wider market rather than looking at green products in isolation.
Are green mortgages worth it?
A green mortgage can be worthwhile when the property qualifies and the overall deal compares well with standard options. Treat the incentive as a benefit, not a reason to choose a mortgage that costs more or suits you less.
POTENTIAL BENEFITS
Access a green incentive
Eligible properties may qualify for a rate discount, cashback, reduced fee or another lender benefit.
Support planned improvements
Some products can support additional borrowing for eligible energy-efficiency work.
Reward an energy-efficient property
If the property already qualifies, a green product may offer an incentive while still meeting your wider mortgage needs.
WHAT TO WATCH
The total cost may still be higher
A standard mortgage elsewhere in the market may offer a lower overall cost even without a green incentive.
Eligibility can narrow your choice
EPC, property or improvement criteria can restrict which products you can use.
Extra borrowing still increases the debt
Borrowing for improvements can increase your monthly payment, interest cost and mortgage balance.
WORTH KNOWING
Choose the mortgage for its overall cost and suitability, not simply because it carries a green label.
How to get a green mortgage
If a green mortgage looks suitable, the process is similar to applying for a standard mortgage, with an extra check on the relevant energy-efficiency criteria.
01 · CHECK
Review the EPC or improvement criteria
Check whether the property or planned work meets the rules for the green product you are considering.
02 · COMPARE
Compare green and standard products
Compare the rate, fees, incentives, restrictions and overall borrowing cost across the wider market.
03 · APPLY
Complete the normal mortgage checks
You still need to meet the lender’s affordability, credit, loan-to-value and property requirements before it can approve the mortgage.
