How buy-to-let rental stress tests work

Understand how lenders assess rental cover, what can limit your borrowing and which options to review if the rent falls short.

A buy-to-let stress test checks whether the rent accepted by a lender supports the loan amount. The lender compares that rent with a tested interest cost, which can limit your borrowing even when the rent covers the mortgage payment you expect to make. The lender may use a valuer’s assessment of achievable rent, which can differ from your estimate or the amount advertised.

How lenders test the rental cover

The stress rate is the annual interest rate used for this check. It may differ from the rate you pay and does not predict where interest rates will go.

The interest coverage ratio (ICR) measures how much rent covers the stressed interest cost. You calculate the ratio, then compare it with the minimum the lender requires.

ICR (%) = accepted monthly rent ÷ monthly stressed interest × 100

For example, a required ICR of 145% means £1.45 rent for every £1 of tested interest. That extra rental cover provides a buffer; it does not mean a 45% profit margin.

Worked example: how rent affects borrowing

Assume £1,500 accepted monthly rent, a 6% annual stress rate and 145% required ICR. These are illustrative inputs, not universal lender rules.

Using these assumptions, a £200,000 loan produces £1,000 of monthly stressed interest (£200,000 × 6% ÷ 12). At 145% rental cover, it would require £1,450 rent each month. The accepted rent of £1,500 gives a calculated ICR of 150%, above the illustrative requirement.

For example, a £250,000 property with a 75% maximum loan-to-value (LTV) would cap borrowing at £187,500. That is below the rental-based ceiling. These figures are examples too; other lender checks could reduce borrowing further.

Why lenders can reach different results

A buy-to-let mortgage stress test can vary with the lender, fixed-rate period, loan purpose, LTV and property type. Lenders may also require different levels of rent from basic-rate taxpayers, higher-rate taxpayers and companies.

With rent unchanged, a higher stress rate or required ICR reduces the rental-based loan ceiling. Some lenders assess longer fixed-rate periods differently, but a five-year fix does not automatically increase borrowing. The result still depends on the lender’s criteria and the product.

For portfolio landlords, the assessment may include combined rent and borrowing across existing properties. One property meeting its rental-cover requirement does not establish that the whole portfolio meets the lender’s tests.

What if the rent falls short?

Review the rent and borrowing figures

Check the rent the lender accepts and whether you could afford a larger deposit to reduce the loan. Raising the advertised rent does not change the lender’s assessment.

Compare suitable lenders and mortgage products

Another lender’s calculation may support a different loan amount. Compare fees, rates and any fixed-rate commitment alongside the borrowing available.

Check whether other income can count

Some lenders consider surplus personal income, known as top slicing, after checking earnings and spending. This option is not available with every lender.

The purchase may still fall outside lender rules.

Keep lender checks separate from cash flow

Passing a test does not show how much money you will keep, so allow for actual payments, running costs, empty periods and tax.

Do stress tests apply when remortgaging?

Checks can differ when you borrow more, replace the same loan amount or switch deals with your current lender. Check which rules apply.

Is the stress rate my actual mortgage rate?

Not necessarily. The stress rate tests rental cover; your contract sets the rate you pay.

Were buy-to-let stress tests abolished in 2022?

No. The withdrawal concerned a separate residential affordability recommendation. Buy-to-let rental checks continued.

Can I simply add my salary to the rent?

No. Lenders that allow top slicing check how much of your income remains after bills and other commitments. They do not simply add your full salary to the rent.
