Assumptions and exclusions

For personal purchases, the calculator uses the rates you select and excludes any non-UK resident SDLT surcharge. First-time buyer relief does not apply to a property bought to let.

For companies, it applies company rules using your answers. In England and Northern Ireland, “Yes” includes the 2% non-UK resident surcharge, “No” excludes it, and “Not sure” shows both possible totals. UK company registration alone does not determine whether the surcharge applies.

For company purchases above £500,000 in England and Northern Ireland, confirmed rental-business relief uses the usual additional-property bands. Without that relief, the calculator applies 17% to the whole price, plus the 2% surcharge if applicable. Changes in use within three years can lead to relief being withdrawn. Other reliefs, exemptions and transitional rules are excluded.

It does not cover purchases by trusts or partnerships, joint purchases by a company and an individual, shared ownership schemes, linked transactions, multiple dwellings, mixed-use property or tax on lease rents.

Transfers into a company and purchases from connected sellers are excluded, as tax may depend on market value rather than the price paid. Special ownership or lease arrangements may also change the tax due.

In England and Northern Ireland, stamp duty usually applies in bands to different parts of the purchase price.

For example, a £200,000 buy-to-let where additional-property rates apply attracts £6,250 on the first £125,000 and £5,250 on the remaining £75,000. This gives an estimated bill of £11,500, excluding any non-UK resident surcharge.

If you are buying in your own name and this will be the only house or flat you own, standard rates may apply, even if you rent the home you live in. Property owned by someone you are buying with, your spouse or civil partner, can affect the position.

First-time buyer relief is not available when you buy a property solely to rent out.

Yes. Select “Through a limited company/SPV” and the calculator applies company rules. For purchases in England or Northern Ireland, it also asks about the non-UK resident surcharge and, above £500,000, rental-business relief.

It does not cover transferring an existing property into a company or buying from a connected seller.

Yes. Select where the property is located:

  • England and Northern Ireland: Stamp Duty Land Tax (SDLT).
  • Scotland: Land and Buildings Transaction Tax (LBTT), with the Additional Dwelling Supplement (ADS) when applicable.
  • Wales: Land Transaction Tax (LTT).

The calculator uses the standard or additional-property rates you select for that location. The same purchase price can produce a different tax bill in each part of the UK.

 

Generally, no. For the straightforward purchase of one buy-to-let property for less than £40,000, additional property tax normally does not apply.
