Your questions answered

A Stamp Duty calculator estimates how much property transaction tax you may need to pay when buying a home based on the purchase price, where the property is located and your circumstances.

The amount and type of tax can differ depending on whether the property is in England or Northern Ireland, Scotland or Wales.

No. Different property transaction taxes apply depending on where you buy.

In England and Northern Ireland, the tax is called Stamp Duty Land Tax (SDLT). Scotland uses Land and Buildings Transaction Tax (LBTT), while Wales uses Land Transaction Tax (LTT).

Each has its own rates, bands and rules, so the same property price can produce a different tax bill depending on its location.

Property transaction taxes are generally calculated using different rate bands. This means different portions of the property price can be taxed at different rates.

The calculator uses the property price, location and first-time buyer information you enter to provide an estimate based on the relevant residential rates.

It depends on where you are buying and whether you meet the relevant criteria.

First-time buyer relief may reduce the tax payable in England, Northern Ireland and Scotland. Wales does not currently offer a specific first-time buyer relief.

The rules and thresholds differ by location, so being a first-time buyer does not necessarily mean you will pay no property transaction tax.

No. This calculator is designed to provide an estimate using standard residential rates and does not include higher rates or surcharges that may apply in circumstances such as buying an additional property or certain non-UK resident purchases.

If your circumstances are more complex, your solicitor or conveyancer can confirm the tax that applies to your purchase.

Not necessarily. The calculator provides an estimate for general information only, based on the information you enter and the rates used by the calculator.

Different rules, reliefs, surcharges or circumstances could affect the amount you actually pay. Your solicitor or conveyancer should confirm your final tax liability as part of the purchase.

Important information

These results are estimates for general information only and do not constitute personal tax or mortgage advice. They use standard residential rates based on the property price, location and first-time buyer status entered.

Higher rates and surcharges for additional properties, certain non-UK resident purchases or other circumstances are not included. Different rules, reliefs or exemptions may apply, so ask your solicitor or conveyancer to confirm the amount due.
